We accept listings from most of the world.
Some countries however have either partial or wide ranging restrictions.
The restrictions may be due to traveller risk, war, contract performance issues, insurance issues, taxation issues, banking restrictions, cyber risk, administrative issues for Short Term Rental or tourism activities.
Where Full Payment options are not available Nomad Stays will not be able to collect the full amount of the booking from the nomad guest. Instead the guest will pay you directly.
Sanctioned Countries — No Listings Accepted
The following are sanctioned per our compliance policy and cannot be listed at all, regardless of business model:
- Afghanistan
- Belarus
- Crimea (Ukraine)
- Cuba
- Donetsk (Ukraine)
- Iran
- Iraq
- Kherson (Ukraine)
- Lebanon
- Libya
- Luhansk (Ukraine)
- Mali
- Myanmar
- North Korea
- Russia
- Somalia
- South Sudan
- Sudan
- Syria
- Ukraine (currently, in addition to the occupied regions above)
- Venezuela
- Yemen
- Zaporizhzhia (Ukraine)
This list reflects our compliance policy, informed by international sanctions lists (see Further Reading below) — it’s reviewed independently of the specific tax/booking rules below.
Restricted Countries
The following countries and regions have government, tax, or banking restrictions that affect how your listing can operate — including booking model restrictions, extra registration requirements, or Full Payment being unavailable. If your Stay is based in one of these countries, please contact us before applying to list.
No booking services (StayDirect® advertising only)
These countries currently do not permit Nomad Stays’ standard booking services — only StayDirect® advertising is available, where the guest books and pays you directly:
- Afghanistan
- Brazil (StayDirect® advertising open to VAT-registered businesses; also requires a VAT number — see below)
- Georgia
- Kenya
- Mexico (complex VAT rules)
- New Zealand (complex GST rules; also requires a VAT/GST number — see below)
- Nigeria
VAT/tax number required
These countries require a VAT (or equivalent tax) number before you can list:
- Australia
- Brazil
- New Zealand
- Saudi Arabia
NB: From 1 July 2028 all EU Stays will require a VAT number. The new EX- VAT numbers are suggested as an option for small Stays.
Tourism/lodging registration number required
These countries require a tourism, lodging, or short-term-rental registration number before you can list:
- Costa Rica
- France
- Germany
- Greece
- Italy
- Netherlands
- Portugal
- Spain
Other country-specific notes
- Australia — Full Payment system not possible. Victoria: booking services for rentals of 1 month or more accepted; StayDirect® advertising available for all periods.
- Botswana — Full Payment system not possible.
- Canada — Full Payment system not possible.
- Central African Republic — Full Payment system not possible.
- Congo, DR — Full Payment system not possible.
- Italy — Booking services for VAT-registered businesses, or 31-day minimum rentals by non-VAT hosts only; StayDirect® advertising available. Full Payment System not available.
- Kazakhstan — Full Payment not possible.
- Malaysia — Full Payment not possible due to Tourism Tax rules.
- Mauritius — All options open from 1 January 2026.
- Mozambique — VAT-registered hosts only from 1 January 2026.
- Namibia — Full Payment currently still available but may not be possible in 2026 due to VAT changes on foreign platforms.
- Nicaragua — Government listings not possible. Full Payment not possible.
- Pakistan — Full Payment not possible.
- Philippines — Full Payment not possible due to upcoming digital services tax.
- Thailand — Full Payment possible only with VAT-registered businesses.
- Zimbabwe — Government listings not possible. Full Payment not possible.
