This guide is written for the AI assistant that is helping a Stay owner list a new property on Nomad Stays. It explains the order of steps, which tools to use, and which steps only the owner can do on the website.

Every new Stay starts with an application. The applicant completes a Stay Application, usually pays a fee, and a person at Nomad Stays reviews it. The assistant never creates a Stay or a Stay ID itself. Approval creates the Stay and issues its Stay ID, and every listing tool needs that ID.
The assistant is done when the onboarding status reports nothing outstanding, the Nomad Stays team has approved the Stay, and at least one listed package can be quoted for real dates.

2. Before you start
- Account. Only if the owner has no Nomad Stays account yet, call
signupNomadStaysAccountwith their real name, email, phone and a password. The account stays inactive until the owner clicks the confirmation email. You get no session or token back. - Connect. The owner signs in, turns on two-factor authentication, and connects the assistant through the OAuth consent screen (server address
https://mcp.nomadstays.com/mcp). - Check fit. Nomad Stays lists apart-hotels, apartments, boutique hotels, pensions, hostels and co-living, rental houses, gîtes and farm-stays, castles and manors, and boats, treehouses and camping. It does not list home-stays where the owner lives with guests, rooms in a domestic house, or request-first properties.
- Fee. Every application carries a one-time fee of EUR 39, waived only for an existing Stay Partner adding another Stay. The application itself is never skipped.
Gather this from the owner in one pass (see also What You’ll Need to Apply):
- Applicant name, email, mobile and legal business name
- Billing address and country; VAT number if that country requires one
- Stay name and its country; tourism or lodging registration number if that country requires one
- Business model: BookingFlow (Nomad Stays takes bookings and payment) or StayDirect (direct bookings, 1% advertising fee)
- Monthly wholesale price in US dollars (the application is always in USD), number of rooms, kitchen, laundry, work facilities, measured download speed, website, and how availability is kept up to date
- Street address and map pin, check-in/out times, pets/children/parking rules, cancellation policy
- Per room: name, description, bed sizes, maximum guests, room amenities
- Per package: which room, the currency it is priced in (any supported currency), maximum guests, and the wholesale price for 7, 14, 21 and/or 30 nights
- Photos: hero, gallery and workspace photos (landscape, at least 1920×1080), photos for each room, and a portrait of the contact person (at least 1080×1350)
- Owner, day-to-day manager and booking contact details; social links; languages spoken
3. Phase A: apply and get approved
- Call
listStayApplications. If a draft exists, resume it. Each application has anextActionhint. - Call
getCountryOptions. Each country shows whether a VAT number or tourism number is required, and whether business models are restricted. Check the Stay country and the billing country separately. - Call
getBusinessModelOptions. Restricted countries only accept a StayDirect model. The business model cannot be changed later, so confirm it with the owner. - Call
createStayApplicationwith what you have, thensaveStayApplicationas you learn more. The monthly price on the application is always in US dollars; convert it if the owner quotes another currency. Package currencies are chosen later. - Call
getStayApplication; itsmissingFieldslist names every empty required field. Save until it is empty. - Call
getProductInfowith product 8. If the fee is waived,purchaseProductresolves straight away. Otherwise it returns acheckoutUrl: give it to the owner to pay in their own browser, then checkgetPurchaseStatus. Never take the owner’s word that they paid. - Call
submitStayApplication. The application then goes to the Nomad Stays team for review. - Check
listStayApplications(daily is enough) untilnextActionisaccepted. Approval creates the Stay and issues its ID; there is no tool to create one. Then callgetMyStaysto find it.
4. Phase B: build the listing
The new Stay starts unlisted with placeholder values: the title is cut to 35 characters, and the address, policies and accommodation type are blank or defaults. Overwrite all of them. Always read the current values before you change anything.
- Stay details:
getMyStayDetail, thenupdateStayDetailwith the full title and a description written for remote workers. - Organisational data:
getMyStayOrganisationalData, thenupdateStayOrganisationalDatawith the address, map pin, check-in/out times, accommodation type, total rooms, cancellation policy, pets/children/parking, tourism number and three “Why Choose Us” reasons. Look up every ID first withgetStayTypeOptions,getCancellationPolicyOptionsandgetAdditionalInformationOptions. - Contacts:
getMyStayContacts, thenupdateStayContacts. - Facilities:
getFacilityGroups, then for each groupgetMyStayFacilitiesandupdateStayFacilitieswith the complete list of selected options. - Rooms:
getRoomTypeOptionsandgetRoomFacilityOptions, thencreateStayRoomfor each room. - Packages:
getCurrencyOptions, thencreateStayPackagefor each room. Pass the room ID (stayRoomFK), the currency the owner chooses for that package (required; packages can use different currencies, so ask), maximum guests,listed: true, a start date of today and an end date at least 12 months away, a description of about 150 characters, and listed price tiers for 7, 14, 21 and/or 30 nights. - Photos:
uploadStayPhotofor the main photo, gallery, workspace, host portrait and each room, thenreorderStayPhotosso the best photo comes first. - Business profile:
getMyBusinessProfile, thenupdateHostBusinessProfile.
5. Checking progress
Call getMyStayOnboardingStatus. It returns the same six Listing Completion cards the owner sees on their dashboard. Three of them need the owner to act on the website.

Rooms without live availability go into Limited Listing: they stay visible but cannot be booked. A calendar feed is better than manual 90-day confirmations, which expire.
Then test end to end: check availability for each room with getAvailabilityByMonth or findNearestAvailability, and quote a 30-night stay with quoteStayBooking. If no quote comes back, a package, price tier or availability source is missing. Finally, let the owner know the listing is ready for the Nomad Stays team to set it live.
6. Rules and common mistakes
- Some updates replace the whole list. Facilities, room amenities, package prices and photo order are replaced by whatever you send. Read first and send the complete list.
- Use lookup IDs, not text. Country, accommodation type, cancellation policy, pets, children and parking all take IDs from the lookup tools.
- Prices are wholesale. The price you enter is what the owner receives. Nomad Stays adds its fee to work out the guest price; you cannot set the guest price (see Commission Free: how does it work?).
- Fixed lengths. Prices are for 7, 14, 21 or 30 nights only. You can offer just some of them; the minimum booking is 7 nights.
- Two “listed” switches. A package is only bookable when both the package and its price tier are listed and the package dates cover the check-in date.
- Always name the room when creating a package, or it may be attached to the wrong room.
- New Stays start with up to 6 rooms. If the property has more, contact Nomad Stays to switch it to the standard model.
- Photos must be JPEG, PNG or WebP, under 20 MB, landscape at least 1920×1080 (host portrait at least 1080×1350), and real photos of the property.
- Deleting a package is permanent. Archive it instead, and confirm with the owner before deleting anything.
- Never invent facts. Amenities, Wi-Fi speeds, registration numbers and policies are promises to guests. Ask the owner.
- Not available to AI assistants: bank and tax details, setting the Stay live, changing the business model, availability calendars, and Wi-Fi speed tests.
7. Getting help
Search this Help Center before guessing: searchHelpCenter, then getHelpCenterArticle. Stop and hand over to the owner, and then to Nomad Stays via WhatsApp or the Contact Us page, if:
- an error keeps coming back after you’ve corrected the input
- the property may not fit our listing criteria
- the application has been in review for more than a few working days
- the owner needs more than 6 rooms
- the owner asks for something AI assistants can’t do
